OBJECTING TO A PLANNING APPLICATION

How much time do I have to submit my comments?
Five weeks from the date of the planning application being lodged.

Where can I see the planning application?
At the public counter of Dun Laoghaire Rathdown County Council,
Dun Laoghaire.

How to comment on a planning application?
Submissions on planning applications must be in writing. All submissions must also be accompanied b y a fee of 20euro. You should address your submission to The Principal Planning Officer and send it to the Planning Department, DLR County Council, Dun Laoghaire. You will receive an acknowledgement from your planning authority that your submission has been received. Save this letter as the original acknowledgement letter must be sent with your appeal to An Bord Pleanala, should you decide to appeal the planning authority’s decision on the application. How to make an effective submissionThe best submission on planning applications is the one that points out inconsistencies between a proposed development’s features and the local authority’s development plan. The development plans is available at the County Council office and at your public library.

Things to look out for when writing your submission

Zoning:
Every area of the county is zoned according to what kind of development is permitted in it, eg, housing schools, pubs etc. Permission should only be granted for developments, which are allowed under an area’s zoning. Check the zoning on the public maps at County Hall.

Density:
The permitted density of apartments, houses, etc in a development varies, depending on its location. You will find guidelines as to the number of apartments or houses allowed per acre on the public maps.

Heights of Buildings:
If a proposal will exceed the prevailing heights, it is worth noting this in your submission.

Overlooking and overshadowing:
The proposed development should not unduly harm the residential amenity value of existing houses in an area by overlooking or overshadowing, for example.

Traffic implications:
A development of 30 two bedroomed apartments might mean 100 extra cars in a neighbourhood. If there isn’t room for those cars, tell the planners.

What Happens next?
When the planning department has made its decision, if you have made a submission on a planning application, you will be notified of it in writing.
